Prague's new Hagibor district will connect nature and the city
The Hagibor project is particularly interesting because it will connect the city and nature and, in the spirit of European metropolises, will create a new district offering space for living, working, leisure and relaxation. The project will be built on Vinohradská třída on the site of a former car park and brownfield and will be surrounded by greenery from several directions.
The public space, which makes up a quarter of the entire area, was designed by world-renowned landscape architect Michel Desvigne. According to him, the vegetation adds cohesion, structure and an unspoken order to the space, making it so that everyone can distinguish where the boundaries between public and private space lie. In addition, vegetation improves the climate and regulates the temperature both inside and outside of the buildings. Three kilometres of sidewalks and paths, more than 50 benches and plazas and two thousand trees or shrubs are expected to be built as a part of the project.
"We see a great future in the unique location where Hagibor is being built. After DOCK, this is our next major project that uses the symbiosis of housing, offices, shops and services in one place," says Viktor Peška, Crestyl's Sales Director. He is referring to the DOCK project, which was built in Prague's Libeň district around the banks of the Vltava River and was completed last year. It offered not only a combination of offices and housing, but also a hectare park, spaces for sports activities, restaurants, cafes, shops and services.
The project will include six office buildings offering approximately 80,000 m2 of leasable space. The first phase is currently under construction and is scheduled for completion in 2024. EP Real Estate is also involved in the development. The first phase of construction includes two buildings directly on Vinohradská Avenue. The ground floors of the buildings will be occupied by shops, restaurants and services, while the higher floors will be designated as high-standard office space, offering, among other things, extensive terraces with views of Prague.

The project will be located on Vinohradská třída, directly at Želivského metro station. It will offer easy access to the city centre both by car and public transport. The plan also envisages a connection to the city's cycling routes. In addition to the administrative part, the project also includes five residential buildings with a total of 650 apartments. "In Hagibor, as in all other projects, our main priorities are the quality of materials, comfort, timeless design and functional interior design. Our goal is to build apartments that will serve their residents well every day and will still be attractive decades from now," says Viktor Peška.
Crestyl currently offers office and retail space in several developments. The most interesting ones include the historic palace NR7 on Prague's Republic Square or the planned Savarin project, which will connect several buildings near the Wenceslas Square.
